HOW IT WORKS
As a Seller
  • You fill out the to sell form on our website

Then we

  • We list your unit for sale on our website
  • We may also offer your unit at one of our auctions

The Buyer

  • Searches our website for a unit that meets their need

When a buyer contacts us about your unit we verify

  • All the unit information
  • That the unit is still available
  • We run a title search to verify it is clear to sell
  • We contact the resort to verify the maintenance fee is up to date

Once the verification is complete

  • We the inform the buyer that the unit is ready for sale and have them pay us for the unit.
  • At the same time we draft and send a deed or other instrument out for the sellers signatures

Once we receive payment from the buyer and the deed or instrument from the seller

  • We record it at the appropriate registry of deeds, and notify the resort of the change in ownership
  • Pay the resort transfer fee on (if required)
  • Then we release the funds to the seller

The costs are as follow

  • There is no listing fee, we only charge if we sell your unit.
  • The fee of 20% of the sale price is deducted from the sale proceeds
  • Closing costs of $499 include recording and legal fees
  • There may be a resort transfer fee, usually between $75 and $150, that will be collected from the Buyer by the resort

Pricing your unit

If you want to sell your unit you need to price it realistically.  Like cars timeshares depreciate.

Off season weeks have limited value and are hard to sell,  I routinely sell them at my auctions for $1,  At this time we do not accept any listings for off season weeks.

Fringe Season weeks (spring or fall) are, in my opinion the best value, but they are also not worth a great deal of money, if the sale price covers all your closing costs and puts a few hundred dollars in your pocket, you are doing pretty well.

Prime Summer weeks, can demand value, depending on the resort they usually sell for between $750 and $4000.

Who pays what

The buyer usually pays the closing costs

Whoever gets use of the unit usually pays that years maintenance fees
